It looks like the 88-acre property owned by Syar Industries along the far bank of the Russian River, where they’ve been mining sand and gravel for decades just east of Memorial Bridge, is up for sale. This, according to the Jones Lang LaSalle real-estate brokerage, which is overseeing the sale. “For over 75 years portions of the property have been used for Sand and Gravel mining operations,” the brokerage says in a brochure for the property. “The business was recently sold and effective December 31, 2023 all further operations will cease in preparation for the sale of the asset.” Realtors are calling the 13666 Healdsburg Ave. property “Healdsburg Gateway” because of its prime position at the southern entrance to town. Their brochure says it will make up a large part of the City of Healdsburg’s “South Entry” plan, which city officials will be drafting this year for the area between the bridge and the freeway. “The site offers purchasers the opportunity,” the brochure says, “to create a one-of-a-kind, mixed-use development that could potentially include a luxury destination hotel, townhomes, single family residences and a mixture of retail & related commercial uses.” The brochure also has a bunch of renderings of what a large hotel or apartment building would look like in that spot — it’s pretty wild to see. There’s no list price on the property yet, but brokers say “there will be a formal bid date” soon, “which will be communicated to approved and registered developers and investors.” Check out the full brochure on their website.
