44 units on Chiquita Road
The Healdsburg Planning Commission will get a look at a new subdivision proposal Tuesday night (Feb. 24) at 6 p.m. at Healdsburg City Hall.
The subdivision, to be named “The Oaks at Foss Creek,” is planned for nine acres along Chiquita Road between Highway 101 and Healdsburg Avenue. The property has two creek tributaries and almost 250 trees, 108 of which are proposed to be removed, including a 30-inch diameter heritage oak tree. Plans for the subdivision call for 39 new trees to be planted.
The project, all for sale units, would be a combination of two-story and three-story buildings. There are already a number of small homes in the area. Three homes, on adjacent parcels, would be unaffected, but five existing homes would be demolished to make way for the project. The proposal calls for up to $5,000 payments for displaced families to assist with relocation.
Seven of the units would be designated as affordable, with prices within reach of working families, and the developer proposed to pay $2.2 million into the city’s affordable housing fund. The project is subject to Healdsburg’s growth management regulations and would have to be built in stages.
The project would result in a section of Chiquita Road being widened, with sidewalks added.
